More questions from Australian investors
- Which Indonesian islands can I invest in with Doppelweiss?
- Bali, Lombok, Sumbawa and Sumba. Bali: established market. Lombok: emerging market. Sumbawa: early-stage market. Sumba: sustainable investment.
- How long is the leasehold for a villa plot?
- 80 years. The plot is leased through a company, a legally recognised structure that Doppelweiss sets up for you.
- Where in Bali do investors buy villas?
- Market activity is concentrated in Canggu, Ubud, Uluwatu and Seminyak. Sanur is a further key area, popular with families and retirees and known for long-term demand.

- Entry pricing in Lombok is lower than in Bali, and construction and labour are generally more competitive. Bali rentals see strong demand and higher competition, Lombok rentals growing demand with early-stage upside.

Frequently asked on our home page
- Can Australians buy property in Bali?
- Yes, through a leasehold. Foreigners, including Australians, cannot own land in Indonesia directly. Your plot is leased for 80 years through a company — a secure, legally recognised structure that we set up entirely for you.
- How far is Bali from Australia?
- Bali is a short direct flight from home: around 2.5 hours from Darwin, around 3.5 hours from Perth and around 6 hours from Sydney, Melbourne and Brisbane. That makes it easy to visit your villa for holidays or long stays.
- Do you work with investors from Australia?
- Yes. All conversations are in English. The first call takes about 30 minutes, is free and without obligation, and we arrange a time that suits you in Australia.
- Does buying land or a house grant me an Indonesian visa?
- Owning property alone does not automatically grant residency. There are, however, various visa options for investors, long-stay residents and KITAS holders that we review together with our partners on the ground.
- How does land ownership work?
- Foreigners cannot own land directly in Indonesia. The plot is leased for 80 years through a company — a secure, legally recognised structure that we set up entirely for you.
- Can I pay for land and house in instalments?
- Yes. We offer instalment plans for both land and construction, giving you financial flexibility. We agree the exact terms with you individually.
- How are taxes on rental income handled?
- Rental income is subject to Indonesian tax law. We recommend consulting a tax professional; our team supports you with structuring and reporting. If you are an Australian tax resident, your foreign rental income generally also has to be declared in Australia.
- How do I receive my rental income?
- Payouts go via your preferred channel — international wire transfer, local structures or other agreed methods. We make the process smooth and transparent.
- What happens to the villa when I'm not there?
- On request we take over full management: rentals to vetted guests, cleaning, maintenance and reporting. You can use the villa yourself anytime — we simply block those dates from rental.
